Overview
Scope
We have reviewed the investments of 56 development finance institutions (DFIs). This map includes DFI-financed projects within the hotel sector that were approved after January 1, 2000 and publicly disclosed as of this website’s most recent update (see “Updates” below). As of the latest update, the map includes hotel investments by 29 DFIs.
The data provided was collected from public disclosures by DFIs, public statements made or materials created by DFIs or project “clients” (recipients of the DFI financing), and, very occasionally, credible news sources when corroborative evidence of the investment was also provided by the DFI. The information provided is thus limited by the various disclosure practices of DFIs. Best efforts were made to reproduce the data and descriptions within disclosures as accurately as possible.
DFIs are increasingly investing in “Financial Intermediaries” (FIs): economic entities/financing vehicles which then pass on the investment to other entities. These projects are tracked far less than projects directly financed by DFIs, and in some cases, are not tracked at all. It should thus be assumed that total investments in the hotel sector by DFIs is far greater than the numbers reported in this database. Where it was clear from the public disclosures that an FI invested in hotels, the project was included in the database.
DFI Disclosures
Some DFIs do not publish project-level information, such as the amount disbursed to each hotel supported by a project, the number of hotels affected by the project, hotel locations, or hotel names. Some DFIs remove public disclosures after a set number of years. Where this removal has occurred after we accessed the disclosure, we have included the inactive link and noted that the site is no longer available.
Currencies
All values are provided in USD. If an investment is/was disclosed in a currency other than USD, the investment amount was converted to USD according to the exchange rate on the day the project was approved or – where an approval date is not provided – the first day of the year the project was approved (January 1). For the few projects where no year of approval could be found, the exchange rate on the day of the website’s most recent update was used (either February 1 or September 1).
Project Status
Projects are primarily classified as “Active” and “Closed.” If no status was publicly listed and the project was approved on or after January 1, 2000, the project was classified as “Active.” Otherwise, projects with no public status were classified as “Not specified.”
Search Filters
- Status: DFIs primarily classify projects as “Active” and “Closed,” although these definitions vary across DFIs. Typically, projects listed as “Active” are those in which the investment is ongoing. “Closed” projects are generally those in which the DFI is longer invested. If no status was publicly listed and the project was approved on or after January 1, 2000, the project was classified as “Active.” Otherwise, projects with no public status were classified as “Not specified.”
- DFIs: Includes the names of all DFIs with projects included in the database, as of the website’s most recent update.
- Hotel Chain: Includes the names of major international hotel brands and regional hotel brands for which there are seven or more DFI-financed hotels included in the database.
- Investment: Refers to the publicly disclosed value of either debt or equity approved to be invested by the DFI for each project. Financial products other than loans and equity provided from the DFI’s account are not included. Some DFIs do not disclose investment amounts.
- Year of Approval: Refers to the year the DFI approved the project, if this year was disclosed by the DFI. Loan or capital agreements and disbursements are typically not finalized until after formal approval.
- Regions: Refers to the city, country or continent in which the hotel project took place (for example, the city where a financed hotel was built). For projects listing only a country, and no city, the database lists the project as being located in the capital city of the country where it was built, developed, or otherwise financially supported. For projects with no disclosed location, the database lists the project as being in either the city where the client (financing recipient) is headquartered or the capital city of the country where the client is headquartered.
Updates
Updates to the database will occur by February 1 and September 1 of each year.
